GROUPE provided engineering, land surveying and construction administration for this 2,850-home community located along South River in Caroline County.  The community is the first “traditional neighborhood design” located in Caroline County and is setting the standard for future communities.  It features a community center, library, dog park, and amphitheater with commercial and retail components integrated within the community.

GROUPE was responsible for performing engineering, land planning, and surveying services for the design and construction stakeout of project infrastructure including access roads, sewer, water, utilities, and home locations, as well as computing the flood elevations for the South River.  Our floodplain delineation is currently being processed through the Federal Emergency Management Agency (FEMA).  We work closely with the project’s wetland consultants in determining the environmentally sensitive areas and defining areas for stormwater management facilities.  There are open space preservation areas that remain an important part of the community.  We also worked closely with the developer and in-house planners to continuously update and revise the layout to remain flexible to market demands.
