GROUPE provided the land surveying and engineering services for the 166-acre, 500,000 SF retail shopping center in King George County, Virginia. We were responsible for coordinating with several sub consultants for utility design, site design, road design, wetland and geotechnical permitting and investigations, traffic impact analysis, and aerial photogrammetry.
In addition, we coordinated the design and construction of the adjoining Dahlgren Campus for the University of Mary Washington, while the retail center was under construction.
Extensive improvements to U.S. Route 301 were required as part of this development, all in association with a detailed traffic impact analysis. Multiple turn lanes, along with shoulder and median upgrades, were required to accommodate traffic generated for the development. This required extraordinary engineering and surveying measures when building the road improvements, due to the lack of relief in the existing topography. This constraint carried over into the parking areas. These issues were ameliorated with an innovative use of drainage ways integrated into the parking field grading.
The property was developed using low-pressure force mains to accommodate waste flows. An analysis of the existing system, along with extensive coordination with the King George County Service Authority allowed the site to be developed using public sewer at a reduced cost for the sanitary sewer infrastructure.
